Families do not wish to rent an apartment. So, they search for a rent to own home so that they will be able to rebuild their credit in order to purchase the house in three yearss or more. However, many lease option candidates cannot identify a good deal or not. Please review the checklist below</p> <p><strong>Buyer Beware Checklist</strong></p> <ul> <li>Ask the seller to review the mortgage note and to verify seller is in good standing with the mortgage company. Furthermore, please ask what type of mortgage is on the property</li> <li>Buyer to pay for an appraisal to verify current value of the home. Furthermore, I would advise to conduct a home and pest inspection before moving in to avoid any issues before moving into the property.</li> <li>Read over the lease option contract to ensure all details have been spelled out for both sides. We want to avoid any misconceptions as time goes on</li> <li>Always let a real estate lawyer to review lease option contract to ensure accuracy and good standing before signing any paperwork</li> <li>Conduct a thorough background check on the seller and be willing to pay for it. If seller disagrees with this request, then take it as a bad sign and move on.</li> <li>Verify that the owner owns the property by contacting a title company to do a title search</li> <li>Set monthly payments up via a third party service to ensure mortgage is being each month to avoid any negative information in the near future. The investor purchased this home at the Arizona Trustee Sale at a great price. So, the investor did all the repairs on his own. He was very excited to have a full price offer within two days of being listed on the real estate market. The buyer is very excited about the house. We are in the ten day inspection period by the buyer. I received an Email with the termite report attached for my perusal. I noticed that the home has termites. There are two types of homes in Phoenix-homes with termites and homes that will get termites.</p> <p>I Emailed my investor the report. He was a little concerned about the report. He asked me if this was going to kill the deal. I informed him that the damage is light. The termite report gave an estimate of $700 to repair the termites with a one year warranty. Again, I have sent the report to my General Contractor to see if he can obtain a better price for the termite treatment. Overall, this is not a major thing that will kill a real estate transaction. It is customary for the seller to pay for this treatment to ensure the buyer receives a house free of termites. My short and sweet answer is No. Carol Honkanen of NW Real Estate in Bellevue WA discussed this in her recent post, <a href="http://activerain.com/blogsview/1525098/flat-rate-fees-versus-typical-commmission-rates" target="_blank">Flat Rate Fees versus Typical Commission Rates</a>.</p> <p>She believed in giving her clients a "choice". Hence, she offers a Flat Fee rate AND a "Typical" commission rate. (There is no "right" or "wrong" about this.) Consumers should be given a choice. If they demand, someone should supply. Over the years, I became impartial about this subject.</p> <p> </p> <p>Recently, a potential seller called me to see if a Flat Fee listing is a part of an ala carte service I offer. I politely said No and gave him the reasons why.</p> <p>So, here's the share (the long answer):</p> <p> </p> <p><img src="http://activerain.com/image_store/uploads/1/0/4/5/0/ar126780966405401.jpg" height="200" alt="" width="150" style="float: right;" />In my experience, <strong>the MLS does not sell homes. </strong>Good Realtors(R) and good homes do. Especially in today's market, there is no secret that this home selling business is a very serious proposition. It is NOT to be taken lightly. It is really a matter of life moving on or not.</p> <p><strong>Selling a home is just an obstancle, it is not an end result.</strong> Not selling a home stops you from being where you want to be. With that in mind, how important is it to get the home sold before you can turn the chapter?</p> <p> </p> <p>Because I have never done business this way, I cannot clearly say what goes on with Flat Rate listings. I just assume that the homeowner would take some photos, prepare the home for sale and sign a "limited" listing agreement where the homeowner will negotiate his/her own contract and see that the transaction goes to closing and funding.</p> <p>First of all, my local MLS board does not allow for homeowners to "negotiate their own contracts if they have an exclusive listing agreement. So, some flat fee listing agents go around that by disclosing, Call Seller with questions but do not negotiate contract. Copy the owner on the offer.</p> <p><strong>Negotiation is a honed skill. </strong>It takes time and years of practise. When the agent has to negotiate the contract and spend time on it, and decides to work for pennies on the dollar, good for the homeowner, bad for the agent. Hence, more than likely, sellers handle their own negotiation despite the exclusive listing agreement.</p> <p>It takes expertise, tools and technology to market a home these days. The Seller said that he's willing to do the Open House himself, hence he wanted a reduced fee.</p> <p>Well, the truth is that Open Houses do not sell homes and many agents opted not to utilize their marketing time that way. It yields no high results.</p> <p> </p> <p><strong>I have a fiduciary duty towards my Seller clients. </strong>When I take on the listing, I pledged a duty to my clients and myself that I will do everything possible (and everything I know how) to get the listing SOLD. In my opinion, just getting the property on the MLS system with no proper consult, no proper marketing plan in place is not doing my full duty as the appointed listing agent. When a Seller client hires me, s/he pays for experience, expertise, market knowledge, marketing plans that utilize tools and technology, negotiation and the ability to take the listing from signing the listing agreement, to contract and then to closing and funding. Entering information on the MLS is merely an administrative work. Hence, I do not offer it. (But again, I have no objections to those who offer it. I just have my own opinions about the subject matter).</p> <p>If the MLS sold homes, then the Real Estate industry would not have such high turn-over rates since most Realtors(R) can get access to the MLS if s/he wants to. Of course, the turn-over rates are not solely dependent on this reason for inadequacies, a partial reason can be contributed to it.</p> <p> </p> <p>Would it be fast money? If you type fast and familiar with inputing alot of information into the MLS system, I would think so. Real estate education classes are starting to be offered all over the Internet and in local cities. Everydody is cashing in on the real estate bubble that has busted. We are seeing many great deals here in Phoenix,&nbsp;Arizona. Acquiring the property and fixing it up is the easy part in my opinion. Next, the investor must decided to either manage the&nbsp;property on their own or hire a property management company. The majority of investors do not wish to deal with that part of the business. So, they outsource&nbsp;this part of the business to a property management company. How does one pick a property management company? Let's review TOP 7 MISTAKES WHEN HIRING PROPERTY MANAGEMENT COMPANY BELOW</p> <p>&nbsp;</p> <ol> <li><strong>Checking References</strong>-Choosing the correct property management company can make a world of difference. I would call upon fellow investors that use their service. Are they happy? Ask for references. Go drive some of the properties that they manage with them in the car. One can view if&nbsp;maintenance is being kept up. Make the&nbsp;effort to make a wise decision.&nbsp;&nbsp;</li> <li><strong>Property Management Agreement-</strong>Make sure you read the entire agreement before signing anything. One must understand the fees involved in the contract. This is where many things get misinterpreted and can sour the deal after fully executing the contract with your signature. Most property management contracts are lengthy and often use language that a new investor may not be familiar with. The costs involved are usually not verbally explained unless you ask. Read the contract from beginning to end, and when in doubt, ask for clarification. The normal costs involved with hiring a property manager include a one-time set-up fee (normally around $100.00 per property), a leasing fee (6% percent of the yearly lease amount one time) and a management fee (10% percent of the rental income, paid monthly). The leasing fee is taken out of the first months rent and is charged to cover the advertising costs and time spent finding and placing a tenant. Some companies will charge an advertising fee instead of the leasing fee, but be sure that you are not being charged for both.</li> <li><strong>Long Term Tenant Lease-</strong>I would advise to do only one year contracts with all tenants. Otherwise, the property management company will collect all their fees if you wish to leave them based upon the contract. Signing the long term lease states that you will use them for the entire lease. There are no out clauses as long as they keep up their end of the bargain. It may seem innocent upfront. Again, just sign one year contracts on all of your properties. You have the choice to renew them or not at the end of the year. There is more incentive to earn your business.</li> <li><strong>Managers Location</strong>-Ask the property manager how ofte they will inspect the property. Do they have someone in that area that lives near the investment home? This makes a huge difference in the amount of attention your property will receive. This is especially true for the times when it is vacant and numerous trips have to be made to and from the location. Property managers are human and so they often neglect properties that are too far out of their way.</li> <li><strong>Trust Your Property is a Priority</strong>-Nobody cares more about your investment than yourself. I would ask the property manager to give you a weekly report when home is vacant. How are they promoting property? Showings? You have to show them that you want to be involved in the process. Take out a small ad on Craigslist to rent the property. Turn over all calls to the property manager to follow up on. Then, call the prospect if they were called. It takes a team effort when filling the vacancy. Communication is vital to both the investor and tenant. </li> <li><strong>Go With The Cheapest</strong>-Do not just consider cost when hiring a property management company to look over your investment. How is the service? The money you save on the fee could be lost from poor management.</li> <li><strong>Contract Pricing-</strong>Ask if the property management company if they have their own inhouse maintenance crew. This can be good and bad. Remember, they are in the business to make money. Quarterly inspections sound great. However, it is also a chance to spot things wrong with the house to fix. It might be better that they contract their maintenance out to a General Contractor without marking up the invoices. (It's worth noting that both of us are a DISTANT second to <a href="http://activerain.com/missycaulk" title="Future mother-in-law" target="_blank">her mother</a>, who is approaching 2300 friends)</p> <p><strong>I'd very rarely gone out and tried to collect Facebook friends</strong>. If someone found me, and they want to 'friend' me, great, I'd certainly let them in to my world. All of the people whom I have personal relationships with, I have long since tracked down if they have a Facebook profile. You know, the people I went to school with, my friends, friends of my friends with whom I've had personal connections........</p> <p><strong>.......and then Christa started to race past me.</strong></p> <p>Every time I would look at her profile, she had leaped over me. I get plenty of requests in a given week. Having icons on my posts to connect with me makes it easy for my ActiveRain friends to find me. However, I'm not very good at going into Facebook and checking who is waiting for me to accept their request. So sometimes, those would build up. Watching her pass me up would prompt me to go in and accept requests. I'd track her down.....and a few days later, she'd race past me again.</p> <p>This has been going on for about the last two months.</p> <p><strong>Until I found my secret weapon yesterday, and I'd like to share it with you!</strong></p> <p><strong>How many of you have a database? Do you have past clients email addresses in the database?</strong> We have a database of all the past attendees of RainCamp. I hadn't really gotten around to playing with it until a few days ago as we were looking at how to more effectively market RainCamps using Facebook. So, I had all these email addresses of the people that had previously attended RainCamp and I needed a way to connect with them on Facebook.</p> <p>Eventbrite (the ticket provider we use when people sign up for RainCamp) allows you to export reports to excel or numbers (I'm a MAC user, so it was numbers for me). From there, I created a csv file (comma separated value) using just the column for email addresses. It's really easy and I bet if you have a database, you can figure out how to create a report out of the email address field and get it in csv file format.</p> <p><strong><br />From there, I went to Facebook and clicked on my friends icon in the top right and then click the 'find friends' option</strong></p> <p><img title="Facebook Friends" src="http://activerain.com/image_store/uploads/4/1/3/7/7/ar126758506077314.jpg" height="147" alt="Facebook Friends" style="border: 4px solid black; margin: 8px 2px;" width="538" /></p> <p>&nbsp;</p> <p><strong>Next you find the 'Upload Contact File' option</strong></p> <p><img title="Sneaky!" src="http://activerain.com/image_store/uploads/1/3/4/7/0/ar126758521207431.jpg" height="196" alt="Sneaky!" style="border: 4px solid black; margin: 8px 2px;" width="543" /></p> <p>From there it's simple. Hit browse, then browse your computer to find the CSV file you created with your email address. Once you upload that file, Facebook will automatically determine: how many of your email addresses are attached to a facebook profile. It will pull out the ones you are already friends with. Then it will give you a list of everyone left that was in your email list, that you are not currently friends with. There is then a 'select all' option and with one or two more clicks, you can invite all those people to be your friend.</p> <p>There is one additional step you can also take. If the people on your list are not on Facebook, Facebook will send them an invite from you to join Facebook.</p> <p><strong>Was this a little bit impersonal for me? Yeah, just a tad for my taste, since it didn't give me a chance to write a note to the group before I invited them.</strong> That was alright though, hopefully your past clients or your sphere will know who you are and not ask "why did you friend me again?". I got a few of those when inviting past attendees of RainCamp. What could I expect right? It had been a few months. I should have done it much sooner. Others were really happy I found them. I left a few notes on the walls of the people I have a closer relationship with as they accepted my friend requests and hope to have more interactions with those I didn't get a chance to connect with in a more personal way. Many of the people did remember me and we had a chance to connect. I hope to share lots of good stuff with them in the coming months and years and no doubt will learn a lot about them as well.</p> <p><strong>So there you go, an easy way to connect with quite a few people at once using your database</strong>.........you do have one of those right??? You are friends on Facebook with your past clients, right? What better way to keep up on what's going on in their lives and stay connected?</p> <p>(and of course, this little trick allowed me to bound over 1000 friends and win the race with Christa........but I'm still pathetically traiing Missy......<strong>and, I only offended one guy along the way </strong>that didn't find it amusing at all that our 'friendship' came together under the pretense of me racing my Fiance. Talk to your lender to discuss your options.</li> </ul> <ul> <li><strong><em>Home Prices Dropping?</em></strong><em> </em>Do you live in one of the areas where home prices have dropped dramatically? If so, is your home worth much less than your current loan amount? If this is the case you won&rsquo;t be able to sell it to a tenant-buyer for enough to pay off your mortgage. Do you have the extra money to pay off the difference? Do you need to consider foreclosure? Maybe a short sale is your solution versus a rent-to-own. A <strong><em>short sale</em></strong> is when you get your mortgage company to accept a lesser amount on the payoff of your mortgage than you owe, when you sell your home. This is called &ldquo;shorting&rdquo; the mortgage. Many people and lenders have had to consider this alternative with the housing market decline.</li> </ul> <ul> <li><strong><em>Behind on Your Payments?</em></strong><em> </em>How much are you currently behind in payments? You will need to bring them current one way or another to stop the foreclosure. The option fee from your tenant-buyer may be enough to cover this. The ktichen is very spacious as one can see from the picture to the right of us. The stove, dishwasher and microwave was left behind. Yes, they all work perfectly fine because all the utilities were turned the same day as closing. One must have systems in place to be successful. People purchase McDonald's Franchises for their proven systems and procedures and not for the Big Mac. People work with me because I have proven systems and procedures in place for the first time real estate investor as you can see from this picture. Why? They will not be living in the house. There are many times when I have toured other investors homes that are on the market for fixing and flipping that shows they have put too much money into the property that does not justify the costs for that neighborhood. We have teamed up with an excellent General Contractor that understands real estate investments and an investor himself. Real estate is a team sport. Real estate investing requires to have a team in place. Why? There are many steps to climb in order to get to the top of the stairs successfully. Again, why pay retail? Have you thought about checking out Craigslist? Discounted Construction Lots? Habitat for Humanity Outlet Store? Search your local area to obtain wholesale prices on items. Finally, your General Contractor will have set up discounts with his/her suppliers that will be passed down to you. Every dollar one spends meas less profit at the sale of the home.</p> <p>We have a game plan set in motion for each home that we purchase from the Arizona Trustee Sale. We share this plan between the General Contractor, investor and myself. Then, we implement the game plan to ensure the home gets back on to the market as soon as possible. The investor will always receive an update for complete communication. Everybody must be involved in this process to be succcessful. Each investor loves the process in place. This will be his first fix and flip. My investor is a single man 26 years old part of the Generation Y. His parents think he is completely nuts and fell off his rocker. However, this investor is very excited to get started in his real estate investment career. He called me because he heard of my real estate mentor services. Yes, I take on clients one on one when preparing them to purchase homes at the court house steps. There are not too many real estate agents that do what I do in the state of Arizona.
