ANOTHER PHOENIX FIX AND FLIP UNDER PROJECT
It was another successful week when it comes to Phoenix Fix and Flip homes. We purchased two great deals from the Arizona Trustee Sales. The two investors were very happy with both purchases. Many people avoid homes with tenants inside of them. Why? I believe because most real estate investors do not wish to go through the hassle of removing them from the home. No Problem! I work for a real estate company that offers property management for only $60 per month per door. One feels more confident when you know your rights as a real estate investor when purchasing a home from the Arizona Trustee Sale when conducting a Phoenix Fix and Flip home.
We purchased a great home earlier in the week for $70,000. We will be listing this home for $115,000 after the repairs have been completed. I negotiated with the previous owner that they will move out of the home by July 4th, 2011. Yes, I know it will be Holiday weekend. However, this investor purchased the home with private money. That means he will paying a monthly interest payment.
When do you start work? That is a great question. We gained permission to walk the house the next day after the purchase was official. We developed a game plan to attack this Phoenix Fix and Flip project. We priced out the project for the real estate investor. Did I mention that the real estate investor lives in Canada? He had complete trust in my selection of the home. We will be changing the locks on July 5th, 2011 at 6:00AM. If they are not out, then we rent a truck and remove the items from the house to be put in storage for 21 days.

You are right, some investors shy away from homes with renters in it.
