IF IT SUCH A GREAT DEAL, THEN YOU DO IT? OK I WILL DO THE DEAL PHOENIX FIX AND FLIP
I love the title of this post because I will be writing about my fix and flip project that we started on Friday. How many of you get that question when dealing with real estate investors? They want to know if you are doing the deals. So, I always document my projects from start to finish. I like the escrow check at the end of each project. My mentor told me that selling real estate one can make a good living at it. However, real estate investing can make a better life. So, he was telling me that I had to buy the inventory. Well, I have been hooked ever since the first day on my real estate job.
We closed this deal on December 17, 2009. However, we allowed the current owner to stay in the house "RENT FREE" because of the Holidays. Yes, we are good people. However, we informed her that we will be changing the locks on January 15th. So, I pulled up to the house at 1:30PM to find this lovely mountain in front of the house. OK-this is going to be fun. I instructed the locksmith to open up the house. I always wear my mask when doing these projects. No, I am not going to rob anybody. The mask man proceeds into the house. However, Let,s look at the backyard. Ready?

I just wanted to share the backyard WITH REAL PICTURES. Yes, it is a mess. However, we have a great landscaper on the Real Estate and Beyond Team to make it new without spending a great deal. This is happening all over America folks. I do this each and every week. Last week I found my son a pair of Rollerblades in the garage. My current patio furniture was from a foreclosure.
OK, Let's give you a tour of the inside of the house:

This is going to be a great Phoenix Fix and Flip. Overall, it is just cosmeting work. The house is structurally sound in a great neighborhood.

Yes, the garage was jammed packed. We instructed the owner to ensure the entire house was emptied out so we could start the project on time. So, we informed her to put everything else in the garage. She will be picking up the remainder of her belongings today. Again, one must be very agreeable and stern at the same time. We are paying hard money fees for this project so we have to get this sold.
We were able to finalize our game for this project. We started with some prep work Friday afternoon. I cleaned up the kitchen. The other two guys removed all of the old carpet from the house. They were able to put some of the carpet in their truck to drop off at the dump. Also, we swept all tile areas. It is amazing what can get done in a short amount of time. Again, real estate is a team sport.
