FIX AND FLIP PHOENIX, ARIZONA REAL ESTATE GET ER DONE RIGHT WAY
I am having a lot of fun in my local market in Phoenix, Arizona. The big buzz word here is fix and flip. We have many people entering the trustee sales each week. However, many of the buyers are paying way too much for properties at auction. Why? I think many of them go to a training a class. Then, they are just itching to pull the trigger on a deal. Then, they later find out that it was not such a great deal in the first place. Where was my mentor? Real estate is a team sport. So, one must surround them-self with a successful team.

It is located in the North Phoenix area which is a highly desirable area. An average value for this home after repair costs is between $155-165K. Is this a good deal?
We offer investor training services that shows investors to invest in real estate in a systematic approach. The investor to the right of us went through the training course that we provide. We hosted three classes for three consecutive weekends. He graduated from our class in November of 2009. Well, he is the proud investor of the house listed above. Yes, he was the winning bidder that day. He was so excited. His strategy on this house is fix and flip all the way.
Yes, this is an interior shot of this house. This house only needs carpet, paint, landscaping and a thorough cleaning. We might be able to save the carpets on this house. First, we will have the carpets professionally cleaned. Oh! investor has decided to remove the popcorn ceilings throughout the house. We believe this will give it more charm for some future buyer. Not bad?
Here is an updated shot of the kitchen. The left a home grown watermelon on the kitchen counter for the next buyer. That was nice of them. Plus, the left food on the counter for some snacks. This kitchen was in great condition. The previous owner left stove, dishwasher and microwave that works. Investor will only have to purchase a white refrigerator to have a matching set of appliances. Again, we look at the bottom line to maximize profit. It is important to get in and out of a house. We are set to move forward with this project. You can do it with the Real Estate and Beyond Team.
These items were left behind from the previous owner. A brand new front door that will replace the existing front door. A lawnmower just sitting there not being used. Also, a box to be put on back of a truck along with a box full of lights. Investor will put some items on Craigslist to make some extra money. There were clothes left in the garage that will be donated to the Goodwill for tax deduction. You never know what you will find in the home. Come on! Everybody wants a great deal.
