This home was purchased at the court house steps two weeks ago at a great price. The investor was very pleased with the purchase. All this home needed was fresh coat of interior paint including the garage, thorough cleaning inside and out, garage door clicker from Home Depot, carpet cleaning, small handyman repairs and an overall TLC at the end of this project. I listed this house on the MLS on Thursday before the weekend. It is a model house and some lucky buyer will be very happy with the end purchase.

Also, the A/C was not working so we called our favorite person to repair it. He charged us $66.00 for the part plus $50 for labor for the repair. Nice to hear a success story. We have so many bad srories in our area. Flipping has proved to be a sad story for some investors.
It is sad for some investors because they do not have a real estate agent that specializes in fix and flip such as me. It is a skill.

Buying on the court house steps isn't for the amateur. You need to due your due diligence to see what is wrong with the property, liens, etc...
Betty and John-I totally agree with you. However, I have put systems in place for investors to get the best deal possible. Many agents do not understand the court house steps out of fear. Time to face the fear
