It is another beautiful day here in Phoenix. I am preparing for my radio show this morning. I am ready to go. However, another new agent inside my company asked me about open houses to generate business. Is it worth his time? I told him that I did an open house every weekend for two years in order to generate part of my business. It is hard to meet new prospects when you are new to the industry. I obtained three new prospects in one weekend. Currently, I am unable to do an open house with my Saturday radio show. I believe open houses is still a great plan for agents new and old.
I believe we have to go back to basics in real estate as a new agent. Open houses are a great way to meet new poeple. Plus, real estate is a contact sport. I knocked on twenty doors in the neighborhood to let people know that there was going to be an open house. I sent postcards to 100 people three days before so I obtained a lot of traffic.

If the property is right, the price is right, the location is right....I will give an open house a shot. Although not a primary tool for me I still use them!
Usually not very successful at selling that house. Almost always successful at generating new buyer business for the agent holding the house open.
It's really a decision of leveraging the seller's home vs generating business for the agent. I explain the upsides and downsides to every seller and almost all of them decide NOT to hold open houses.
I've found my open houses to be very successful. Although its not often I sell a house to someone who views the home durring the open house, I see many possitive aspects to hosting one. Open houses can be successful in keeping me active, enhancing my relationship with my sellers, generating buyers leads, meeting new agents and learning from them. As well as, spending time in the house, provides me with all the details I need to descriptivly sell the house to a prospective buyer or their agent. I belive they are a great tool for all types of agents.

Ron-Open houses are for the agent to generate leads and not sell the house. That is correct
