CREATING SPECIAL INVESTMENT GROUPS The real estate market is hot, again. We are all seeing the national and local real estate seminars in the newspapers. People are charging between $4,000 and up for the real estate workshops. Many people are flocking to these workshops to obtain the education to make millions. However, many people have not developed their dream team or power team in their local area. I have been a licensed real estate agent for seven years. The majority of my clients are investors. I host a weekly radio show, Real Estate and Beyond, here in Phoenix, AZ on KKNT 960 AM each Saturday from 12-2PM. Please visit my web site at www.DeliaTeam.com for further details. I have developed three specialized investment groups for people to join as follows:

  • Dental Inventors Group
  • Engineer Investors Group
  • Women's Inestors Group

Each group is specific to a certain industry or gender of sex. My goal is to bring like minded people together that have something in common to learn how to invest in real estate in one specific environment. We give the following advice for our members:

1. Educate-One must educate oneself when it comes to real estate investing. We encourage our members to take real estate courses, read real estate investment books, connect with local lenders and realtors, attend free workshops. All of this will enable a person to learn at time goes on.

2. Attend Meetings-We encourage our members to attend the meetings to learn different subject matters when it comes to real estate. Furthermore, they will be able to network with local investors to discuss deals and beyond real estate. Networking is very important in this industry.

3. Ask Questions- No question is stupid. Real estate investing is a team sport. People are willing to help you at any given time. People want to share their knowledge because someone shared it with them. We all have a purpose on the team. We all have something to offer to the team.

4. Get involved- We encourage people to join so they have a team behind them. One cannot do real estate investing on their own. Joining shows people that you are ready to make the commitment needed to be successful. Stop sitting on the sidelines as people make money. Get involved Today!

5. Do the Deal- The first deal is always the scariest. It is liking riding the bike for the first time. We all fell and got right back in the seat until we learned how to ride the bike. Real estate investing is the same way. One must do their first deal after researching and concluding that is a great deal. Pulling the trigger is a great feeling. Will you make mistakes? Yes, it is the only way to obtain experience. Congratulations!

I do the same thing as well. I currently host 2 local investment clubs and it has worked well for us. Ther are a lot of work but worth it when you can get in from of 15-50 people and talk about real estate!
