PHOENIX PROPERTY MANAGEMENTI had the honor of meeting a father and son real estate investment team that own properties in Phoenix, Arizona. They were interviewing Phoenix Property Management companies to work with to manage their current assets. Furthermore, they were interested in obtaining more single family homes as investments. The meeting lasted over an hour. My broker also attended the meeting which only made things better for us.

So, they gave me one home to rent out to test the waters. We were able to rent this home out in one week. Then, the son gave us another home to rent out. Well, I soon learned that it was his personal residence at one time. He still had personal belongings in the home. He informed me he would either sell the items to a potential tenant or remove the items and put them in storage. OK-we rented this home out in two weeks. The tenant did not want to purchase any items from this unit. They were scheduled to move in the following weekend.

The owner said he would make arrangements to remove the belongings and clean the home. Well, I always inspect the homes one day prior to move in just in case we have to fix items. The owner did not remove his personal belongings. I guess he was too busy to attend to this matter. I offered my assistance by having two guys remove the items and put them in storage. The owner said great idea and go with it. Items were removed and unit was cleaned.

Tenant moved into this unit on time and very satisfied. Just another example that real estate is a team sport.

Here is a live shot of an Arizona constable assisting Properties R Us LLC to secure a rental since we obtained a judgment on the tenant for failure to pay rent. Then, he did not move on the date agreed upon court. So, we called in the writ to have the constable with us while we change the locks to secure the home for the next renter.

What if they leave their stuff behind? That is a great question. Then, we must store their items for 21 days at a storage facility of owner's choice. The next step will be to send them notice that we have taken this action at their last known address. They will need to make arrangements to pick up their items with a police escort. This happens very rarely from experiences.

Real estate investors are realizing much more attractive returns due to the multiple income streams from real estate investment that include the following:

Appreciation: The Greater Phoenix area has a track record of steady appreciation between 5-6% in a normal market based upon historical data. This is an automatic savings account for many people. So, the principal of the loan decreases as the appreciation of the investment increases over time. Again, this is part of the leverage as discussed above.

Distressed Homes: Educated investors seek distressed properties to take advantage of the equity opportunity. I truly believe that a home needs to have curb appeal or the buyer walks. This home say "COME ON IN! I AM NICE INSIDE." I listed this property last Friday. This home has had  nine showings in a week. This tells me two things

The home is priced right
The home has been remodeled to bring people in


PHOENIX FIX AND FLIPWe advise our real estate investors to spend money in the kitchen and the bathroom. Why? Real estate statistics tell us that is where to get the biggest return on investment and people spend much time in these two places.

The real estate investors on this project did the work themselves because they are in the trades business. This kitchen sells the home alone. We have brand new kitchen counter tops and cabinets installed to enhance the look of this home. The kitchen is organized and open for the new buyers to enjoy many family times in this space of the home. I believe I will have an offer on this home by the end of this weekend.
