HALLOWEEN REALTOR TRICKS OR TREATSWe will be celebrating Halloween next Saturday. My son is all excited to dress up as a Star Wars character. He informed me that he will be making his final decision this Saturday. Halloween brings up memories for me since I have a sense of humor. This was a time for practical jokes on my friends. So, I leaned toward the tricks. However, the treats were nice on Halloween. What was your favorite candy? My favorite treat was Reese's Peanut Butter Cups. Yes, I have a couple while I take my kids out on Halloween night. It brings the kid out in me.

 I was pondering about this time of year when it comes to real estate. I host a weekly radio show here in Phoenix, Arizona. I get to speak to many people about real estate. Yes, I truly believe that REAL ESTATE IS A CONTACT SPORT. I speak with people who have had bad experiences with Realtors more often than people who have had a great experience with a Realtor. I find that quite shocking. However, I obtain more business because most Realtors do not do their job in servicing the client. So, the client starts looking for another Realtor to service their needs.

ME"HI, Mrs. Smith. This is Harry D'Elia from Real Estate and Beyond radio show. I wanted to follow up with you because you left me a message to return your call(Yes, I do return phone calls)."

CLIENT "HI Harry. Thanks for calling me back in a timely manner. I am looking for a 3/2 house under $85K. I have been having problems with my current Realtor. It seems that the dollar amount is too low for her. She is my friend who has done real estate for many years. However, I am not able to obtain a house for my son who is disabled. Would you be able to assist me?"

ME I pulled up the MLS system as I was talking with her. I obtained her exact needs for a house and the amount she was willing to pay. There were 9 homes that matched her needs that showed Active. Did I mention she was a CASH buyer. "Hi Mrs. Smith. I was pulling up homes as were were speaking with each other. There are nine homes that match your criteria. Would you like to view the homes tomorrow morning? I am here to serve."

CLIENT Harry, do you really want to work with me since I only need a $80K home? Is this a waste of your time? I really do appreciate your time. I will look at these homes. I want to drive the neighborhoods. I will call you when I want to view inside the home. I am going with you as my Realtor.

This Mom has highly motivated to obtain a dwelling for her son. I received a message that she opened my list of homes that I sent her. So, I had my assistant to follow up that she had received the homes. She thanked my assistant for the follow up and customer service. DONE DEAL WITH D'ELIA.
