I know the news has been focused on California for the past six months about their fiscal deficit. However, there are nine other states that have the same problem. However, they are not in news. The numbers do tell all. Personally, I live in Arizona. The state continues to go through fiscal struggles due to the real estate market being hit so bad. The real estate industry makes up forty percent of the overall state economy. Do you think they would diversify into other industries to spread the risk? A state's fiscal budget is their report card. We have ten states failing at this time. It will be a roller coaster for the next few years. Hold on tight! Be fiscally sound in your own personal business to ride out the storm. Do not expect any bailouts to help you.

  2. Video lets you literally demonstrate benefits and key features of a property in real-time while text and photos only allow you to describe and show them.
  3. Video tours provide people who need to relocate a more realistic perspective of living in the property, thus giving them a better feel and experience compared to just text and photos.
  4. Video allows you to be much more creative and personal in your marketing tactics when compared to photos and text.

ARMS RESETTING AT RECORD PACE

Blue bars on the chart represent the recast schedule if all the loans were to recast five years after origination date. Gray bars represent the expected schedule of option ARM resets, which show loans recasting sooner after hitting the principal cap. Credit Suisse

This has been taken from a Businessweek article on option ARMS. We have another wave of foreclosures coming up. Are we ready for it? How can the Government prevent this one. Most people who I talk to on the radio have this type of mortgage and only pay the minimum payment. That means they will be heavily upside down when this loan recasts. There will be no equity to do a refinance.

200,000 POINTS LEARN MORE ABOUT MY TOP 3 C'S IN BLOGGING

Harry D'Elia Real Estate and Beyond Radio ShowI noticed this morning while blogging that I achieved another milestone in my blogging experience by reaching 200,000 points. I would like to thank everyone in the ActiveRain Community for making this possible. It is hard to believe that I started this journey back in April of 2009. Now, blogging has become a necessary part of my business strategy to differentiate myself from the pack.

I have developed the 3 C's of Blogging

  1. Content-One must continually develop rich content to obtain more Google Juice. In return, that will mean more business.
  2. Communicate-One must communicate with people that post a comment on your blog. Also, follow up with emails and phone calls from the public.
  3. Consistency-I devote 90 minutes per day to social networking and blogging. One must devote time each day to be successful.

Example: I had a caller into my radio show. She is trying to sell her condo so that she can relocate from Phoenix, Arizona to New York. However, she must sell her condo in order to move. I asked her this question-"Did you hire a traditional Realtor?" She said, "Yes! My Realtor does not blog and did not educate me on lease options as you. We need more Harry's in real estate."

This confirms that I am heading in the right direction. I just want to encourage everyone to focus on the small things in order to receive the big things in life.

US BANKS #1 SONG "THE FINAL COUNTDOWN"

US BANKS #1 SONG "THE FINAL COUNTDOWN" The total number of US bank failures now totals 94. This past Friday two more banks were shut down by the FDIC. Two Irwin Union Bank subsidiaries in Kentucky and Indiana were closed by regulators Friday, bringing the total number of U.S. bank failures this year to 94 and punching an $850 million hole in the federal deposit insurance fund. First Financial Bank of Ohio will take over the two banks. The financial meltdown is cleaning house on banks. The banks that are in great position will continue to take over nonperforming banks. The FDIC closes banks on end of business on Friday. Then, the banks open on Monday under a new entity. There are many changes happening in the banking world. Americans will have fewer choices on where they bank. Less competition means an increase of fees and rates. What are your thoughts when it comes to bank closings? Are you seeing a pattern?

People cannot live without their Facebook or cell phone. Facebook has become a vital way for people to communicate with another. It is part of the social media revolution.   1. Interactive Gaming-connecting people around the world to play interactive games with one another
  2. Advertising-One can reach 300 million members is quite attractive to many companies with cash
  3. Branding-Enter other markets such as Facebook phone with the name behind it. However, most companies fail because they do not stick to their main core business.
  4. All Can Do Approach-Adding news, calendars, and other items where ti becomes a center for people to come and do everything. This was not their initial intention when starting Facebook.

It was announced in the Arizona Repulbic that we hit the bottom of the real estate market on August 20,2009. I have been predicting on my well know Real Estate and Beyond Radio Show that we will hit the bottom of the market on August 24, 2009. I have been predicting this date since February of 2009. I had several people call into the show asking me how I came up with that date. I just follow the local real estate market each and every day.

Many experts believe many people have been sitting on the fence post waiting until we hit the bottom of the market. OK-we have reached the bottom of the market. More first time home buyers are purchasing homes for two reasons:

  1. Mortgage rates are still low

BECOME ARTICLE EXPERT IN REAL ESTATE

I have decided to use article writing as part of my marketing plan. It does take focus and dedication to set time for this type of marketing. One must turn off all distractions to create a quiet environment to focus and write quality articles. Why article marketing? I have decided on this type of marketing for the following reasons

  • Be the local expert in my local expert
  • Minimal cost
  • Create Internet exposure with many different articles on real estate articles

One can expect results over a three to five month period as one continues to submit 5-20 articles per month. The number of visitors to one's web site should increase as more and more people read the article. Then, click on the author's web site. This is a great strategy to increase the number of visitors to one's web site. One must use specific target keywords to generate more traffic and to be indexed on search engines. The goal is to write articles to get to the first page of searches. I have accomplished this many times when being very specific on writing my articles.

One will know that this type of marketing works by the following:

  • Increased traffic to the web site
  • Increase in page ranking by Google and other search engines. This does take time.
  • Better rankings as one continues to use specific keywords for better placement
  • More phone calls wanting to purchase and/or list real estate

THIRD LARGEST BANK FAILS IN AMERICA

Guaranty Bank was closed by FDIC this Friday to be the third largest failure to date. We have had 81 bank failures in 2009. When will it end? It had $13 billion in assets and $12 billion in deposits. BBVA Compass has purchased this bank from FDIC. It is a bank out of Spain and it is on the move. I bank at BBVA Compass here in Phoenix, AZ. I am very pleased with their services.

All Guaranty branches will be opened on Monday under the BBVA Compass name. Now, they will be in California and Texas. This is great exposure at this time. This is the time to expand being a bank.

Jose Maria Garcia Meyer, chairman of BBVA Compass, in a statement said the transaction makes "excellent strategic sense" and represents an opportunity for BBVA to expand its presence in the "high growth Sunbelt Region." The purchase marks the first time an overseas-based bank has bought a failed U.S. bank this year. However, the Bilbao-based bank made a series of acquisitions in Texas earlier this decade and already operates the fourth-biggest banking chain in the state by deposits. Most of this year's failures have been small, regional banks that were brought down by rising delinquencies on home and other consumer loans as unemployment has risen to a 25-year high in one of the longest recessions on record.
