DEFINING A GREAT DEAL AT ARIZONA TRUSTEE SALES COURT HOUSE STEPS

PURCHASING A HOME FROM TRUSTEE SALE PHOENIX, ARIZONAThe American people are tired of putting their life savings into Wall Street only to see it go up and down like a roller coaster. I believe things are changing in the way people are saving for retirement. One must look at real estate as part of their OVERALL game plan. Real estate has never gone to zero like many companies on the S&P 500 over the last forty years. I believe people need appropriate 25-40% of their entire portfolio to real estate. Am I saying no to stocks? No, I still have a percentage of my money in the stock market. However, I believe real estate can pay for college and retirement if done the correct way.

All of my investors want deals. That means I have to find them the best deals or they will go somewhere else when it comes to their real estate needs. The two areas where I see deals include SHORT SALES and TRUSTEE SALES here in Arizona. I have access to cash on private money to close the deals. I am known as a closer. Ones word in trustee sales is golden. The investor must perform by the end of next business day or they will suffer the following consequences:

  • Lose the $10,000 deposit
  • Lose the investment opportunity
  • Sue for nonperformance

Did you ever wonder what happens when an investor backs out at the trustee sale? The bidding service must perform on that property the next day. They are not in the business of wholesaling. So, that investor will be black balled when it comes to trustee sales.

HOW TO PURCHASE AT THE ARIZONA TRUSTEE SALES

PRIVATE MONEY PHOENIX, ARIZONA14 STEPS TO OBTAIN A DEAL AT THE TRUSTEE SALES IN PHOENIX, ARIZONA

  1. Download list of trustee sales for the next day at 5:15PM
  2. Scan properties that meet ones criteria when it comes to equity and specific area of Phoenix, Arizona
  3. Pick out the top deals for the day
  4. Check comps both on the tax records and MLS
  5. Call investor to pinpoint two or three deals of his/her liking
  6. Place the bid that night to be in position
  7. Physically go the property to check out condition and estimate the repairs costs
  8. Investor decides on removing the bid or keeping the bid at this point. One simple call to my assistant removes the bid.
  9. Investor wins the bid for that day
  10. Collect monies that day for the bid service. Collect information on where to perform the next day on the property.
  11. Investor pays for the property
  12. Bring in repair crew that day to change the locks and start the repairs
  13. Repairs finished. Investor has the choice to rent or flip at this time.
  14. DONE DEAL!

I have worked with real estate investors for the last seven years of my real estate career. The bottom line is most important to them. There are no feelings when it comes to real estate investing. If the numbers are great, then the deal is done. Too many people focus on private money when they first invest in real estate. However, I tell them to find the deal and I can obtain money in a day or less to fund the deal. Great deals are created and they do not come to you. That means real estate is a contact sport. We must talk to many people to keep informed about real estate deals.
