SELL YOUR HOME ON A LEASE OPTION

I was with one of my many investors looking at homes the other day. We went into a new home community that allows investors. Now, investors were not allowed into new home communities about three years ago. They were a disease like th swine flu. However, real estate market is down and the new home builders are allowing investors back in the door with limits this time.

I was talking to the sales agent. The new home builders was offering lease options to the general public. Wow, one can tell the market is down when they are offering lease options on their new homes. I rarely say this offered six years ago. It shows you how badly they got hit with the mortgage meltdown. I gave him my card if he has other lease option candidates that come his way. I can have my investor purchase the property from the new home builder and set up a three year lease option. It is a Win-Win all around.

I have added a credit consultant into the mix to ensure the lease option candidate will be able to restore their credit in order to obtain conventional financing. The people love the idea. So, I have created a win-win system for both the investor and lease option candidate. This system does work when all the players do their role.
