We all know that the $8,000 tax credit for first time home buyers is coming to the end. All purchases must be funded and completed by 12/1/2009. So, everyone is in the rush to solidify a contract. I have been working with five people trying to find the perfect home for them before this deadline. I have been sending and reviewing homes for the past three weeks for my first time home buyers. They are even having my negotiate with FSBOs. It does not matter to me.
Let me tell you a story about one of my first time home buyers. I will call her Sally. All names are different to protect the innocence. Sally is a local high school teacher. This is her first year of teaching so she is working 12-15 hour days. She spent 25 years as an engineer. Being a teacher is something that she always wanted to do. Now, she is fulfilling her dreams.
Sally contacted me through on of my ActiveRain blogs on my Rent To Own program. She emailed me if she would be eligible for a rent to own. I spent an hour on the phone asking several questions. I informed her that she could qualify for a FHA home loan. I sent her to my mortgage broker to get qualified. Well, she got qualified for a FHA loan. She was so excited and thankful for me educating her to obtain a FHA loan. It is our job as Realtors to educate the buyer at all times.
Sally called me last night after work letting me know that she would like to view three homes that I sent her. I knew it was going to get dark at seven o'clock and it was five o'clock when she called me. Well, I was showing homes in the dark last night because she was determined to find herself a home before the deadline is up. Yes, I am a dedicated Realtor. So, we are putting an offer in one house this morning. I will keep you up to date if it is accepted or not in the next few days.
