I thought I would reflect on the past several years since I have been in the real estate industry. I have made rookie mistakes just like many of you. I was spoiled because I had a mentor for the first two years in this industry who taught me the ropes. They say people who have the most experience have made the most mistakes. We all learn from mistakes to make us better realtors. So, here is my top 10 list of mistakes made by realtors:

  1. Send over fully executed contract
  2. Not opening escrow the next day
  3. Verify the prelim title report
  4. Forget to take down sign post after house is sold
  5. Scheduling 30 day close when most deals taking 45-60 days to close
  6. Forget to order termite report
  7. Arriving late an appointment without a courtesy call to client
  8. Forget the closing date
  9. Not obtaining all signatures to obtain commission check from broker
  10. Allow buyers to occupy house before official record and fund from title. Big trouble on this one.

ABC'S OF PHOENIX REAL ESTATE

I have many agents ask me here in the Phoenix market on why I am successful. I am flattered by the question. I just do what I do on a daily basis to make things happen. My grandfather told me, "Son, never refuse work today because it may not be there tomorrow." I live by that motto. I do everything in my power to complete daily tasks that are assigned to me. I am a rainmaker. So, I have developed my own real estate company in the Phoenix metropolitan areas.

Real estate is a contact sport. People are not going to come to you. So, you must go to them. I have developed my own ABC's of real estate to keep it simple and straight(KISS). Currently, I am in the process of traning three new agents to become top producers in the Phoenix market with these simple philosophies mentioned above. Real estate is a lot like baseball such as players hit for average. It is unrealistic to hit a home run each day. I hope you find this advise useful in your own practice.
