COME BACK IN 40 MINUTES I AM WRITING A CONTRACT LOCK THE DOOR UP

CLOSE THE DOORI was given a first time home buyer from The The Lending Company. I was instructed that this buyer needed a professional to guide him through the home buying guidance. The buyer wanted to get a contract by the April 30th deadline to take advantage of the $8,000 tax credit. So, I must of asked him over 100 questions to obtain information to narrow his selections down to a home and specific area to his parameters. So, I told the buyer that we will have a contract by the end of the day.

We visited a few Condo Communities near the Camelback Corridor here in Phoenix, Arizona. Being in this area was very important to my buyer. So, we went to the front door to one condo project. The agent informed me that we must come back in forty minutes because she was writing a contract. I thougt she was joking around. I asked her if it was OK to sit in the lobby until she has done. She said no because the person inside needs privacy while writing the contract. Again, she said come back in thirty minutes. This is when I knew she was serious. So, I said we will be back in thirty minutes. I had to ask her one last question- "Are you from the New York area?" I found out I was dealing with a fellow New Yorker.

So, we came back to the Condo Community to view the inside of this community. It was perfectly located in the Camel-back Corridor. My buyer really liked the community. I gained a rap-or with the agent by mentioning how she kicked us out. She was the best agent I have come in contact with in a very long time. She was professional and knew the Community. We toured the entire project. My buyer decides on writing an offer on one unit.

We proceed to go back to the office to write up the offer. I informed her that we need to include closing costs. She said the owner will not go for it. I said please write up the offer with seller paying three percent of the total purchase price towards buyers closing costs. She said she would have to call the owner of the project. I instructed her to Make The Call. The owner said OK.

The buyer walked away with purchasing a condo unit of his liking. Real estate is a contact sport. We must learn to talk with people to make things happen. It does not have to be that hard all of the time. I am ready to assist more first time home buyers to take advantage of the $8,000 tax credit.
