REAL ESTATE AND BEYOND RADIOI just wanted to share with everyone that this weekend marks my four year anniversay of my popular real estate talk radio show. Yes, it is hard to believe that I have been on the radio for four years. Saturdays are my favorite day because I get to share my real estate knowledge with the public. I have two hours to talk about real estate. What do you talk about? It is amazing how fast two hours goes each Saturday. There are times when I can talk three hours. There is so much to share each Saturday. OK-Do I have a face for radio? The vote is out on this one.

Many times in the local market people do not know who to call when it comes to real estate. I wanted to separate myself from the rest of the wolf pack. So, I decided to start a real estate talk radio show. I started off with one hour. I did not receive any business for the first six months. My partner at the time was becoming impatient. I said let's give it one more month. Well, the rest is history. We discuss the following items on the show:

I DO ANSWER MY PHONE. Plus, I meet every client in person. I am old fashioned that way. I like meeting them at their kitchen table. Yes, there are times when it becomes very personal. Real estate is a tough business. I have always said that real estate is a team sport. I have created the Real Estate and Beyond Team to be a one stop shop for people who wish to invest in real estate. I am here to serve.

ENTERING INTO NEW MARKETS IN YOUR LOCAL AREA

Hispanic Real Estate MarketI developed my business plan for 2010. One action item on the plan was to recruit bilingual agents that speak both Spanish and English to enter into the Hispanic real estate market here in Phoenix, Arizona. Why? They represent a huge population not being catered to in this market. Do you see opportunity in your local market? Anyway, I have recruited one agent who shares my vision. The biggest challenge for me to recruiting agents is that they share the same vision. We want to assist people to purchase real estate and sell real estate.

Many of you know that I am not your average real estate agent. My skill sets continue to develop more towards real estate investing and marketing properties on the Internet to obtain exposure. So, I have a lot to offer agents when they join the Real Estate and Beyond Team. My current broker offers classes on a daily basis. Education and application is big with me. I encourage people to go to classes. Then, I follow up with them on what they have learned about real estate. They hop into the car with me to receive practical application. I can tell you how to ride a bike. However, one must fall of the bike several times before they become an expert bike rider.

REAL ESTATE AND BEYOND TEAMI have always believed in the team approach. So, we had a meeting with our local mortgage banker with bilingual loan officers. I shared my vision about the Hispanic real estate market. Well, great minds do think a like when doing business. The Team Leader became very excited. So, we have scheduled a First Time Home Buyer workshop at the end of the month to include Hispanic home buyers. I am big on education. We are looking forward to this event. We will be scheduling workshops every three weeks throughout the Phoenix market. The Real Estate and Beyond Team is ready to assist you.

Furthermore, our team will be here to assist people through their short sales. Many bilingual people do not know who to call when they are in trouble. We want people to call us. Also, we want to assist people to invest in real estate the correct way. This does include fixing and flipping homes. I have many people calling more about this opportunity.

BUILDING A REAL ESTATE TEAM ONE PERSON AT A TIME

REAL ESTATE AND BEYOND TEAMHow many of you are building a real estate team? Is it hard to find quality people to join your team? I have built several real estate teams over the last eight years. Yes, I have disbanded teams to start over. Why? There are times when one must shift with the market. Well, I disbanded my entire team last year to start over in 2010. Now, I have my lineup on who I want on my team. All I have to do is find people to fill those slots. It is much easier when you know what you want than not knowing. I have a lot to offer when it comes to training and learning other areas of real estate.

I have always believed that team work is better than working as a sole entity. One can accomplish so much more with a team. You are only as good as your weakest link. I truly believe this statement. I always had the best trained people when I working in Corporate America. Other departments were always after my people because they were trained correctly. I never stopped a person from advancing in their career. My mentor told me that the good ones will never stay because they know their value in the market place. That is true statement.

PHOENIX REAL ESTATE

We all want to reach the summit in our careers. However, we need other people to help us reach the summit. Why is it so hard to develop teams? It has been my personal experience that most people view teams as a one way street. It must be a two way street. Everybody wants to succeed in life. However, not too many peole want to put the time and effort to make it happen. Real estate is a contact sport. That means we have to talk to people to make things happen. This is one of the skills I train agents underneath my direction.

It has been my experience that people will stay on the team if they are learning new skills and making money at the same time. I like to reward my people for excellent work. So, I have been known to give out movie tickets, sporting event tickets, dinner for two, and other little gifts to say "THANK YOU." People want to be recognized for their hard work. I developed this management skill early in my career. It has been one of my little secrets why people believe in me.
