EXPECT A CALL FROM MY BROTHER NEXT WEEK

I was inspired to write this blog post because a new real estate investor asked me this question when signing up with me for property management. He informed me that his unit had been vacant for five months and he could not under the reasons from his previous Realtor. Voila! Please read the informative post.

So, I have had his unit under management for about a week. I drove out the next day to take several pictures of inside and outside of the home. Also, I wrote down notes about the home to develop a marketing plan for the home. This home was placed on the Internet. We started receiving calls on this property. I was able to show property to a potential tenant who was fully approved before viewing the property. He loved the property and needed to move in by the first of the month. He would let me know Monday if things work out for him.

Bingo! This tenant just signed a 13 month lease and I collected $1200 for the owner this morning. The tenant was very happy to have a place to land. Then, the owner called me on another issue on the property. I informed the owner that his unit has been rented out. His exact words were "I HAVE THE RIGHT MAN ON THE JOB!"

We do this each and every day for real estate investors both local and from around the world. We only charge $60 per month per door. This is a great value to the real estate owner.

The last thing the owner told me was"EXPECT A CALL FROM MY BROTHER NEXT WEEK!"

So, I have a tenant that was held up in another state for a legitimate reason. This prevented the tenant from paying rent this month. I was unable to get a hold of this person by using the following means

  1. Phone
  2. Texting
  3. Emailing
  4. Certified mail
  5. Knock on the door

I believe we have exhausted all means to contact this tenant in order to make payment arrangements. The owner of this property decided to serve eviction papers to the tenant based upon information that we had provided to make an informed decision on this matter. Again, the owner decided not the property management company. We carry out the owner's wishes.

The tenant contacted me last week to inform me of the situation. Great! I informed the tenant he would owe the following charges

  • February rent
  • Late charges agreed upon in lease
  • Legal fees
  • March rent

The tenant said no problem. I will be in to sign a promise to pay last Friday. I waited and this tenant never showed up. Then, the tenant tried sending in a $200 partial payment. Not! We did not accept it. If we accepted the partial payment without a written payment plan, then this delays the eviction process for another 30 days. Tenants will try every trick in the book with owners. I believe this is why it is best to hire Properties R Us LLC to do the Phoenix Property Management. We are on your side.

We have more and more people investing in real estate. Again, there are three main parts when investing in real estate from my experience:

  1. Acquisition
  2. Rehabbing the home
  3. Property management

PHOENIX PROPERTY MANAGEMENTWe can all agree that the first two steps go very fast. Step #3 requires a unique skill that many people do not possess. The landlord/tenant relationship can make or break a real estate investor. Everything is fine when the tenant pays rent on time each month. It is when the tenant stops paying rent for the following reasons:

  1. Requested repairs are not being completed on time
  2. Loss of job
  3. Divorce
  4. Family emergency
  5. Police lock up tenant 
  6. Death
  7. Pay rent last no budget restraints
  8. Live pay check to pay check disruption in their life stop paying rent
  9. Move out in the middle of night break lease for unknown reason
  10. PLEASE FILL IN THE BLANK

I have one tenant refusing to pay late charges and legal fees because the rent was not paid per lease. Well, the tenant has been out of town for the last eighteen days and did not inform us. He has a legitimate reason beyond his control for being gone. However, that does not mean we stop paying the rent. Well, he got upset with me the other day when he received Eviction Papers. We have a court date this week. Everyone will get their day in court.

I believe this is where many people who do their own property management go wrong. They tend to understand the tenant and overlook the tenant's responsibilities. They tend to forgive them and move on with life. However, it is best to obtain the judgment. It is good for 90 days in Arizona. Then, there is plenty of time to work out a payment plan before the 90 days is up. If they do not pay, then we order the writ of restitution to have the constable assist us in removing the tenant from the home legally.

Here is a live shot of an Arizona constable assisting Properties R Us LLC to secure a rental since we obtained a judgment on the tenant for failure to pay rent. Then, he did not move on the date agreed upon court. So, we called in the writ to have the constable with us while we change the locks to secure the home for the next renter.

What if they leave their stuff behind? That is a great question. Then, we must store their items for 21 days at a storage facility of owner's choice. The next step will be to send them notice that we have taken this action at their last known address. They will need to make arrangements to pick up their items with a police escort. This happens very rarely from experiences.

I met up with an investor from California who wanted to hire me to manage his property. I spoke with him over the phone last week to learn more about his property and to set realistic expectations before signing up to be his property manager. He had very simple realistic expectations. All he wanted was a good tenant paying monthly rent and to get a return on his investment each month since he was retired.

Well, I finally met him in person this weekend to sign him up for property management at Properties R Us LLC. Many of you know what we only charge $60 per month per door for full property management service. Wow! How do you make money by charging so low? We do and we are happy to serve the real estate investor community.

  1. Business is slow so Realtor goes into property management to generate extra cash
  2. Bad marketing and not having enough exposure
  3. Home itself is dirty and not presentable
  4. Realtor not processing and qualifying tenants. Then, availability to show the rental. Makes a big difference
  5. Owner asking too much for rent vs market rate

We have a bingo. The investor did tell me that the Realtor assisted in purchasing property had just started a property management company. Voila! just started a property management company overnight. He said I can see that was the problem. He did not have a team or processes in place to handle my rental. Plus, he was charging me $75 per month even when it was vacant.

Let's do the deal. I am expecting to have this rental filled in the next 30 days for this real estate investor. We are here to serve the real estate investor community. Arizona is landlord friendly compared to other states when investing in real estate. Real estate investors new to Arizona ask me the following questions "How long does it take to remove a tenant that is not paying rent? Then, I inform them it can take four to six weeks from start to finish. The real estate investor is relieved because in other states it could take months. This is not good for cash flow.

PHOENIX PROPERTY MANAGEMENTHere is a picture of our latest eviction that just happened a couple weeks ago. We obtained the judgment in favor of the landlord due to the tenant has stop paying rent. Many tenants do not realize that all their rights are taken away on the day they stop paying rent. The rental lease is a contract between two parties. The law still states that the tenant is to pay rent as agreed upon.

We had a tenant break their lease only four months into the lease agreement. They sent us written notice. We agreed upon a move out date. Well, the unit was trashed when they left. Furthermore, they still had eight months on their lease. The owner will be seeking damages on this one.

The judge does not like when the tenant stops paying rent. Tenants believe they can tell the judge a sob story so judge sides with them. Wrong! I have witnessed several times when the tenant loses all their rights when they stop paying rent even if the landlord does not repair items. The tenant must still keep paying rent.

This move out went smoothly. The owner and tenant agreed upon a time for them to remove their items from the home. Yes, a representative from our company stays at the site to ensure all items are out of the home. Many times people leave a huge pile of trash. There have been times when the owner has to pick up the bill for trash removal.

Many people think that property management is easy. Do you really want to take on another full time job?

PHOENIX PROPERTY MANAGEMENTPhoenix Property Management scores a victory in collecting past rents due from tenants. Being a property manager reminds me of being retail when I obtained my first job. The rule was the customer was always right. Boy, I learned by fire the first couple of years of being in retail. Working with people takes a special skill set. So, I am bringing my skill set into Phoenix Property Management.

I decided to print out my Outstanding Balance report to see the number of tenants who owe money for the following reasons:

  • Past Due Rents
  • Late fees
  • Legal fees
  • Utility fees

So, I decided to write a professional letter to each tenant to inform them of their past due amounts. Furthermore, I gave them a time and date to respond by or further action will be taken by the company. I mailed 14 letters last Friday. It took me about one hour to complete the entire process.

Here were my results this week for collecting monies owed to the company

  • Tenant paid a grand total of $3,345 for past due rent, late fees, court fees and paid rent month in advance
  • Tenant paid $100 past due security deposit
  • Tenant paid $375 in past due rent and late fees
  • Tenant paid $147 in past due late fees
  • Tenant paid $285 in past due late fees

The one thing I have learned while being in business for the last 20 years is that people will perform to expectations. Being late on rent and past due fees is not acceptable in my opinion. It was a successful week in my opinion when it comes to collecting past due monies owed to the company.
