PHOENIX FIX AND FLIP A HOUSE WHAT HAPPENS WHEN APPRAISAL VALUE DOES NOT MATCH THE CONTRACT PRICE WITH A FHA BUYER 90 DAY FHA FLIP RULE
The Phoenix Fix and Flip market continues to thrive in the Phoenix, Arizona real estate market. The margins are not as high as they were in 2005. However, the goal for the average Phoenix Fix and Flip real estate investor is to make $10,000 per home. Will this happen on every home? Did Babe Ruth hit a home run every time he went up to the plate to bat? NO! However, he did hit for average. The same philosophy needs to be applied when doing a Phoenix Flip and Flip House.
Here is a real live example of what happened last week. The average market value for a particular home was $125,000. This was a conservative value for this particular home. I had this home under contract in eight days. The home was priced right and in a good area of town. We open escrow and order the appraisal. The buyer and seller agree on repairs to be completed to the home. OK this is going to be easy. Right?
The loan officer ordered two appraisals because the home was purchased less than 90 days. FHA requires two appraisals when using this type of financing. Buyer pays for the first appraisal and the seller pays for the second appraisal. The first appraisal came in lower than contract price. The second appraisal was closer to the contract price. However, we must take the lower appraisal of the two.
Seller's Option At This Point
- Ask the buyer to bring in the difference-First time home buyer who has just enough money for their down payment
- Cancel the entire contract and wait for another buyer-Seller used private money loan and has four months left until loan expires. An extension will entail more fees
- Sell property at the lower appraisal value and move on to the next deal-Bingo-Seller went with this choice.
Flipping homes is serious business and is not for every real estate investor. However, it can be very rewarding when it does correctly with an entire network in place for you.
