I informed the real estate investor that they will need to deposit $10,000 into escrow account with bidding service. Why? The bidder will need a $10,000 bank check if they investor wins the bid. Then, the winning bidder will need to perform by 5PM the next day of business. I spent another thirty minutes on the phone to ensure they were fully informed on the entire process.

PHOENIX FIX AND FLIPThe Phoenix Fix and Flip market continues to thrive in the Phoenix, Arizona real estate market. The margins are not as high as they were in 2005. However, the goal for the average Phoenix Fix and Flip real estate investor is to make $10,000 per home. Will this happen on every home? Did Babe Ruth hit a home run every time he went up to the plate to bat? NO! However, he did hit for average. The same philosophy needs to be applied when doing a Phoenix Flip and Flip House.

Here is a real live example of what happened last week. The average market value for a particular home was $125,000. This was a conservative value for this particular home. I had this home under contract in eight days. The home was priced right and in a good area of town. We open escrow and order the appraisal. The buyer and seller agree on repairs to be completed to the home. OK this is going to be easy. Right?

The loan officer ordered two appraisals because the home was purchased less than 90 days. FHA requires two appraisals when using this type of financing. Buyer pays for the first appraisal and the seller pays for the second appraisal. The first appraisal came in lower than contract price. The second appraisal was closer to the contract price. However, we must take the lower appraisal of the two.

Seller's Option At This Point

  1. Ask the buyer to bring in the difference-First time home buyer who has just enough money for their down payment
  2. Cancel the entire contract and wait for another buyer-Seller used private money loan and has four months left until loan expires. An extension will entail more fees
  3. Sell property at the lower appraisal value and move on to the next deal-Bingo-Seller went with this choice.

Flipping homes is serious business and is not for every real estate investor. However, it can be very rewarding when it does correctly with an entire network in place for you.

It is a great year for the real estate investor. I have had many of my investors take the month of July off. I believe many people across America just wanted to enjoy the Holiday Season and forget about real estate. Personally, my real estate investors did not see enough inventory at the Arizona Trustee Salesbecause of the robo signing incident. Plus, banks did not want to foreclose on home during the Holidays. However, WE ARE OPEN FOR BUSINESS. The first week of August we are seeing 200+ homes on a daily basis being auctioned off.  

 

DEFINITION ARIZONA TRUSTEE SALE:

 

A Trustee's sale is an auction event for real estate.  The day before a list of properties are to be sold at auction you may view the home, complete due diligence, and determine a proper bidding price.  Homes which have been foreclosed on by a lien holder put up for sale at the Arizona Trustee's Sale. In Phoenix, we have three different times during the day when you can attend and bid at the trustee's sale. They require all cash and must close the next end of business day. The winning bidder receives the trustee's deed.

 

Arizona continues to be in the Top 3 foreclosures markets in America. What are we to do? Many more new Realtors want to enter this market because they see easy money. Is it really easy money? I am working six to seven days per week with first time home purchasers, investors, short sales, foreclosures, trustee sales, fix and flip, lease options and other real estate related items. The Phoenix real estate market continues to become a Sellers market as the inventory continues to shrink. There are 19,906 Active homes in the Arizona Multiple Listing Service. Is it a good time to Phoenix Fix and Flip a House? My investors are purchasing homes from the Arizona Trustee Sales to sell them retail for a profit. However, it does take a skill set to find the right deal when purchasing at the Arizona Trustee Sales. I see so many other real estate investors either pay too much for home or spend too much money on the remodel.

Here is a perfect example of shopping on Craigslist when remodeling a Phoenix Fix and Flip House. My investors decided to remodel the home on their own. They knew the kitchen had to be replaced in order to get the value in the home. So, they purchased the kitchen cabinets on Craigslist for only $500. The appliances ended up costing on $400 for the entire appliance package. The retail value of the entire kitchen package would be closer to $4,500. This is a great example on how to do a Phoenix Fix and Flip House on a budget.

PHOENIX FIX AND FLIP BE IN POSITION TO WIN AT ARIZONA TRUSTEE SALE

PHOENIX FIX AND FLIPIt was another busy week in real estate for myself. I specialize in assisting real estate investors to Phoenix Fix and Flip a House in my local market. We acquire the properties from the Arizona Trustee Sale which happens Monday to Friday all day long. Many real estate agents do not touch this part of the business because it is very difficult and moves very fast. However, the Real Estate and Beyond Team is equipped to service new and old real estate investors. We make it happen on a daily basis. How long does it take to obtain a property? It has been my experience that it takes about two solid weeks before an investor will obtain a property.

 

There are two things that the investor must have in order to be successful when purchasing homes from the Arizona Trustee Sale:

 

  1. PATIENCE-Yes, the investor must do work. That means the investor will be riding every morning viewing properties and analyzing the property on the spot. He will need to take all the numbers to come up with a bid. Yes, I do assist in this process since I will be the listing agent after the repairs have been completed.
  2. DUE DILIGENCE-The bid service checks the property for any other outstanding liens. We only bid on first lien positions. I have witnessed some investors on their own win the bid on a second lien. However, it does not pay to be the Lone Ranger in real estate. Furthermore, the real estate investor ensures that there is A/C on the property along with other major components to the home. We must include these items when coming up with a bid amount.

I thoroughly enjoy what I do on a daily basis. I find it very rewarding when my investor wins the bid. There is more work after the bid. However, I allow my investor to enjoy the moment while I am setting up the close to happen next day by 5PM.

Hi Folks! I wanted to write about a current scenario that happens quite frequently in my world. I truly believe the best Phoenix Fix and Flip deals are purchased at the Arizona Trustee sales. However, many real estate investors avoid this source for homes because they believe it is too complicated and they have not found anyone that they can trust. Voila! I would like to interview for that position. Real estate is a team sport. I have developed a Phoenix Fix and Flip team that works very hard to real estate investors who wish to flip homes to generate CASH.

Here is a picture of a home that we purchased at the Arizona Trustee Sale with the current home owner still inside the home. I knocked on the door thirty minutes after we officially owned the home. This is not always the fun part of this job. However, it is part of the job.

I was greeted by the woman of the home. I introduced myself as a Realtor who represent the new owner. I informed her that she will need a vacate the property because they are currently trespassing the current time. She did not believe me because several people came before me teller her lies in order to get money from the them. I call this the vulture mentality. They were in a down position. I was there to assist them to make the next transition a happy time. I sent them a follow up letter with my company letterhead that I was serious.

Overall, it took about ten days for the previous owners to come up with enough money to move out of the home into a new rental. There were many memories in this home after being there for 10 years. However, I believe in treating people like people. What if I was in that position? How would I wanted to be treated?

Working with a real estate professional like myself who knows the Arizona eviction rules will only find better deals to Phoenix Fix and Flip. The home in this picture will be ready next week to list. Real estate is a team sport.

PHOENIX FIX AND FLIPIt was another successful week when it comes to Phoenix Fix and Flip homes. We purchased two great deals from the Arizona Trustee Sales. The two investors were very happy with both purchases. Many people avoid homes with tenants inside of them. Why? I believe because most real estate investors do not wish to go through the hassle of removing them from the home. No Problem! I work for a real estate company that offers property management for only $60 per month per door. One feels more confident when you know your rights as a real estate investor when purchasing a home from the Arizona Trustee Sale when conducting a Phoenix Fix and Flip home.

We purchased a great home earlier in the week for $70,000. We will be listing this home for $115,000 after the repairs have been completed. I negotiated with the previous owner that they will move out of the home by July 4th, 2011. Yes, I know it will be Holiday weekend. However, this investor purchased the home with private money. That means he will paying a monthly interest payment.

When do you start work? That is a great question. We gained permission to walk the house the next day after the purchase was official. We developed a game plan to attack this Phoenix Fix and Flip project. We priced out the project for the real estate investor. Did I mention that the real estate investor lives in Canada? He had complete trust in my selection of the home. We will be changing the locks on July 5th, 2011 at 6:00AM. If they are not out, then we rent a truck and remove the items from the house to be put in storage for 21 days.
