I received a call from my painter informing me that we have an electrical problems on the current Phoenix Fix and Flip home that we purchased from the Arizona Trustee Sale. The painter was unable to run his electrical equipment at full speed. I thanked him for the update. It is vital that I receive this information right away so we can solve the problem. I call up our trusted electrician to view the house. He will be there this morning to troubleshoot and fix the problem right away so that we have no problems during a home inspection.

Yes, we do updated the entire house when we do a Phoenix Fix and Flip house. However, we also ensure that it is mechanically, safe and secure at the same time. Many buyers appreciate us going the extra mile. I would like to stress the importance of using licensed professionals when doing a job. Why? We have started another Phoenix Fix and Flip House project this weekend. We purchased the home from the Arizona Trustee Sale. Our real estate investor was from Canada. He was very excited to do his first project with the Real Estate and Beyond Team. It is a beautiful 3/2 1800+ square foot house located in a nice suburban neighborhood. The first part of this house project was to REMOVE THE POPCORN CEILINGS from this house. Then, we will re-texture the entire ceiling and paint the ceiling white to give it an updated look to it.

We expect this will take three days in todal

1. DAY 1 REMOVE OLD POPCORN CEILINGS
2. DAY 2 RE-TEXTURE ENTIRE CEILING
3. DAY 3 PAINT ENTIRE CEILING WHITE

FIXING AND FLIPPING IN ANOTHER STATE WHERE DOES ONE START?

Where is Harry this week? I am sure many of you are missing my blog posts. Well, I have been visiting Louisville, Kentucky. I am in a small town which I will not reveal at this time. I was asked to assist on a home that needs some love. It is a beautiful property 4/2 no pool 1800+ square feet along with a full basement. Did I mention it is on a 1/3 acre lot. Yes, it is my old Kentucky home that needs some updating. Where does one start when entering a new real estate market? I have my own Real Estate and Beyond Team in Phoenix, Arizona. However, the process is still the same in any market when updating a home.

I assessed this home needs the following updates to make the home livable as a rental

• New heating/AC unit
• Landscaping trim trees, remove a few trees and shrubs and cut the grass
• Possible mold removal
• Garbage removal
• Update kitchen

• Carpet and tile installation
• Find property management company

REAL ESTATE AND BEYOND GOES BEYOND AT ARIZONA TRUSTEE SALE FOR CANADIAN REAL ESTATE INVESTOR

It was another busy day at the Arizona Trustee Sale for the Real Estate and Beyond Team when it comes to Phoenix Fix and Flip homes. My journey stared started on Thursday. I was working with a Canadian real estate investor from Calgary. They came down in a group of six about three weeks ago to Phoenix, Arizona. I gave them the entire review of Arizona Trustee Sale and introduced them to my entire Real Estate and Beyond Team. They informed me that they were dissatisfied with their other agent because the agent only showed them homes on the MLS. I specialize on non ARMLS homes. I go straight to the Arizona Trustee Sales to find real estate deals for my investors.

So, we won a bid on a beautiful 3/2 home in a great location of Phoenix, Arizona. I sent a text to the Canadian investor to inform him that we won the bid. He was very excited about the great news. Now, I handle all the arrangements to successfully perform the next day by 5PM. Oh! If you do not perform the next day by 5PM, then the investor loses the $10,000 plus the bidding fee. This is very important information. So, I call up my favorite private money lender.

ME:  Hi! This is Harry. I have a property that needs private money for the next day.

David: Hello Harry. Sounds like a great deal. Om-we might not be able to fund this deal because we have not found our mortgage broker. Call me back in the morning and we will figure something out to close by end of business on Friday.

Arizona state law-All private money lenders doing five or more private money loans must operate under a mortgage borker. It seems they want to have better control in this part of the industry to safeguard the public.

So, here I am with a property that needs to fund by end of Friday. I have a lender saying we will figure something out tomorrow. OK! I called three other private money lenders.

• 1st Lender: We have no money
• 2nd Lender: We do not lend to foreign nationals
• 3rd Lender: We are closed on Friday

It looks like I have to put all my faith into my trusted private money lender who I have a great working relationship with when doing Phoenix Fix and Flip a House.

I call the private lender Friday morning to see if we are bank on track. He said he is working on it and will have a solution by noon. Meanwhile, I have the Canadian real estate investor wire the money needed so it hits the bank account on time so we can close. The lender states that we are back on track and ready to fund the deal at 1:00PM in the afternoon. I have four hours to close this deal.

• 4:02PM The loan paper work is signed
• 4:11PM Wire hits the bank account
• 4:56PM Arrive at the location downtown Phoenix to fund the deal

I had four minutes left to fund the deal. We have earned the name
