TOP 5 REASONS TO HOST AN OPEN HOUSE

Here are 5 Reason to host an open house:

  1. Spirits - hosting an open house keeps you active in real estate and can lift open_housespirits when in a slump. 
  2. Relationship - kindle the relationship your building with your seller.
  3. Experience - you won't learn if you stay cooped up in your own home. 
  4. Leads - generate buyers leads.
  5. Knowledge- spending time at the house will give you more knowledge about the property and enable to you better sell it over the phone, or in writing, through detailed description.

Here is a check list to use when conducting an open house:

  2. Advertise Open house the weekend before and weekend of
  3. Create a "home summery" sheet to hand out to those who come to your open house. 
  4. Create a sign in form for prospective buyers.  Idealy you want name, phone number, e-mail address, and mailing address.
  5. Lock up any and all valuables in the house.
  6. Request home owners to be away from home during open house.
  7. Bring blank purchase agreements.
  8. Bring a comp analysis to justify your sales price.
  9. Arrive at house 2 hours prior to open house.
  10. Locate a dollar store near home for any last minute supplies, cleaning items, candles, ect...
  11. Put up directional signs on major intersections and in the neighborhood.
  12. Create a follow up form to collect feed back from those who toured the home.

WHAT ARE YOUR THOUGHTS ON OPEN HOUSES?

 OPEN HOUSE TODAY!

It is another beautiful day here in Phoenix. I am preparing for my radio show this morning. I am ready to go. However, another new agent inside my company asked me about open houses to generate business. Is it worth his time? I told him that I did an open house every weekend for two years in order to generate part of my business. It is hard to meet new prospects when you are new to the industry. I obtained three new prospects in one weekend. Currently, I am unable to do an open house with my Saturday radio show. I believe open houses is still a great plan for agents new and old.

I believe we have to go back to basics in real estate as a new agent. Open houses are a great way to meet new poeple. Plus, real estate is a contact sport. I knocked on twenty doors in the neighborhood to let people know that there was going to be an open house. I sent postcards to 100 people three days before so I obtained a lot of traffic.
