My goal is to have every real estate investor with one property at a time. The first fix and flip for an investor has to be a winner. That means they obtain more time from me since they are relying on my expertise when it comes to fixing and flipping. I am constantly following up with the investor pretty much three to five times per week. There will always be surprises during this process. There are no guarantees once we start improving the property. Here is our current project. We had to treat mold in this one section of the wall due to a water leak. Done! Next, investor made a decision to do carpet and tile throughout the entire house. Next, the investor decided to cut down the tree in front to obtain greater curb appeal when it goes on the market this weekend. We like to be in and out of a house in week. That takes team work to make this happen. We all know time is money.
Then, we list the property for sale once the repairs have been completed. We make sure the house obtains as much exposure as possible both on the Internet and the local community. Homes are still selling in the Phoenix market place. Why? We have too many bank owned and short sale properties on the market. This means the buyers agent does not obtain a fast reponse. Our investors respond to the offers within 24 hours. Also, we have the nicest homes on the block so buyers want to purchase the home. First time home buyers do not have much money to repair a home. We will even purchase appliances if needed to close the deal.

I was just reflecting on this past year on my blogging experiences. I started my blogging venture last April. It is hard to believe where I am at today because of my ActiveRain Blog. Yes, people really do read your blog. I wrote another blog on
I love the title of this post because I will be writing about my fix and flip project that we started on Friday. How many of you get that question when dealing with real estate investors? They want to know if you are doing the deals. So, I always document my projects from start to finish. I like the escrow check at the end of each project. My mentor told me that selling real estate one can make a good living at it. However, real estate investing can make a better life. So, he was telling me that I had to buy the inventory. Well, I have been hooked ever since the first day on my real estate job.
We closed this deal on December 17, 2009. However, we allowed the current owner to stay in the house "RENT FREE" because of the Holidays. Yes, we are good people. However, we informed her that we will be changing the locks on January 15th. So, I pulled up to the house at 1:30PM to find this lovely mountain in front of the house. OK-this is going to be fun. I instructed the locksmith to open up the house. I always wear my mask when doing these projects. No, I am not going to rob anybody. The mask man proceeds into the house. However, Let,s look at the backyard. Ready?



We were able to finalize our game for this project. We started with some prep work Friday afternoon. I cleaned up the kitchen. The other two guys removed all of the old carpet from the house. They were able to put some of the carpet in their truck to drop off at the dump. Also, we swept all tile areas. It is amazing what can get done in a short amount of time. Again, real estate is a team sport.


I would like to disclose that this investor did not go out that day to preview the homes with me. She asked me to do it for her. So, I previewed four homes that we placed bids on. The home at the top was the best choice for her plan. I placed the bid and won the bid. I called up the investor to inform her that she won the bid. She had enought TRUST in me to pick her out the home. That is a lot of responsibility that I gladly accepted. We went over to the house Friday afternoon to preview her home. She gave me a big hug and thanked me. She was crying when she gave me the hug.
We have all seen movies about how America got to the Moon. Did it take one person or a team of people to accomplish this task? Well, it took the entire Nation to back this program. Was there setbacks? Yes, there was many setbacks in this program. However, they learned from each setback to become stronger. Does real estate investing seem this way to you?
