REAL ESTATE AND BEYOND BLOGI was just reflecting on this past year on my blogging experiences. I started my blogging venture last April. It is hard to believe where I am at today because of my ActiveRain Blog. Yes, people really do read your blog. I wrote another blog on NOBDODY WILL READ MY BLOG. I WAS WRONG. One must be dedicated to blogging on a daily basis in order to achieve results. It is not about the points for me at this time. It is about writing about imortant real estate topics that will generate higher results in the Google Search engines.

Why do you participate in all of the AR contests? I enter into the AR contests to show support and to lead by example for other bloggers. Bob has some awesome contests that we can all learn from one another. The last contest on Internet lead conversion was excellent. I was able to read ALL of the posts on this particular subject to improve my processes and procedures. It is a give and take when you are a blogger. One must give more than take when blogging online. Agree?

 Many of you know that I am pretty active on Arizona Trustee Sales. I teach people how to fix and flip homes in the Phoenix, Arizona market. Am I the only one doing it? No! However, I am the only one consistently blogging about my experience in order to gain more Internet exposure. Here is an example of a call that I received on Monday

Me: Fantastic! I am very excited to assist you in your venture. How did you get my contact information?

Caller: I was searching on Google that led me to your web site. I had to contact you right away.

REAL ESTATE INVESTOR PHOENIX, ARIZONAI love the title of this post because I will be writing about my fix and flip project that we started on Friday. How many of you get that question when dealing with real estate investors? They want to know if you are doing the deals. So, I always document my projects from start to finish. I like the escrow check at the end of each project. My mentor told me that selling real estate one can make a good living at it. However, real estate investing can make a better life. So, he was telling me that I had to buy the inventory. Well, I have been hooked ever since the first day on my real estate job.

MOVE OUT DAYWe closed this deal on December 17, 2009. However, we allowed the current owner to stay in the house "RENT FREE" because of the Holidays. Yes, we are good people. However, we informed her that we will be changing the locks on January 15th. So, I pulled up to the house at 1:30PM to find this lovely mountain in front of the house. OK-this is going to be fun. I instructed the locksmith to open up the house. I always wear my mask when doing these projects. No, I am not going to rob anybody. The mask man proceeds into the house. However, Let,s look at the backyard. Ready?

I just wanted to share the backyard WITH REAL PICTURES. Yes, it is a mess. However, we have a great landscaper on the Real Estate and Beyond Team to make it new without spending a great deal. This is happening all over America folks. I do this each and every week. Last week I found my son a pair of Rollerblades in the garage. My current patio furniture was from a foreclosure.

OK, Let's give you a tour of the inside of the house:

WELCOME   BATHROOM KITCHEN FAMILY ROOM

This is going to be a great Phoenix Fix and Flip. Overall, it is just cosmeting work. The house is structurally sound in a great neighborhood.

GARAGE              GARAGE

Yes, the garage was jammed packed. We instructed the owner to ensure the entire house was emptied out so we could start the project on time. So, we informed her to put everything else in the garage. She will be picking up the remainder of her belongings today. Again, one must be very agreeable and stern at the same time. We are paying hard money fees for this project so we have to get this sold.

DIRECT THE PROJECTWe were able to finalize our game for this project. We started with some prep work Friday afternoon. I cleaned up the kitchen. The other two guys removed all of the old carpet from the house. They were able to put some of the carpet in their truck to drop off at the dump. Also, we swept all tile areas. It is amazing what can get done in a short amount of time. Again, real estate is a team sport.

I just wanted to share this project with everyone reading this post. Yes, I practice what I preach when it comes to real estate investing. We have been working with real estate investors for the last seven years. It is all about the numbers to an Investor. Phoenix real estate is experiencing another rebirth with homes well below $100k. Real estate has become a top discussion at many dinner tables and water coolers around the country. Everybody equates real estate and riches together. Real estate education is a multibillion dollar industry. However, only 2% of the people that obtain the education will put it into application. Real estate is a team sport. One cannot do this sport on their own based upon my experience.

Now, there are several ways to lose money in real estate. I would like to go over the following points on ways to lose money if one is not working with a real estate investment expert such as myself.

  1. Too much leverage-All the books tell people to use Other People's Money or put down as little as possible. It cost money to use OPM method. If one does not have the proper reserves, then one can easily get into trouble really fast. One needs money to invest in real estate.
  2. Common Sense-One must use their common sense when investing in real estate. If it is too good to be true, then listen to the inner voice. I encourage people to ask a lot of questions when it comes to each real estate deal. Too many people are axious when it comes to pulling the trigger. Real estate investing is many times like playing poker or chess. One must be patient and in control at all times.
  3. Partners-I see many people lose money because they had the wrong partner. Also, they had no llc formed to have ground rules in place. Pick your partner that you can trust. I would advise to find a parther other than a friend or family member. Do you want to lose a relationship over a bad real estate deal?
  4. Due Diligence-Real estate investors do not perform proper due diligence on real estate deals. Many do not perform a home inspection before they purchase a home. Furthermore, they do not have an escrow agent run a title search on the property to see if there are any liens against the property. Investors do not like using real estate agents because they have to pay a commission. However, these are the people calling us to fix a problem.
  5. More Education than Application-Many people want to spend money on the education and forget the application part. I have people in my office that have paid $20,000 and up to $50,000 on real estate education. They either have not done a deal or skipped a couple steps in the process when investing in real estate. I would encourage anyone to work with a professional realtor at all times.

I am sure many of us can relate to the points mentioned above. I would encourage everyone one of us to put our best foot forward and continue to assist people to purchase real estate for their primary and investment needs. We continually need to be the light shining on the darkness. I wish the best for everyone this year during these times. We will overcome this one house at time being sold.

I have always believed in hard work. My grandfather instilled that in me at a young age while growing up in Buffalo, New York. I take the same attitude into my real estate business. I am having a lot of fun in my local market in Phoenix, Arizona. The big buzz word here is fix and flip. We have many people entering the trustee sales each week. However, many of the buyers are paying way too much for properties at auction. Why? I think many of them go to a training a class. Then, they are just itching to pull the trigger on a deal. Then, they later find out that it was not such a great deal in the first place. Where was my mentor? Real estate is a team sport. So, one must surround them-self with a successful team.

The Real Estate and Beyond Team is here to assist all investors who wish to enter the Phoenix real estate market. The picture above shows a home that was purchased at auction for about $110,000. It is located in the North Phoenix area which is a highly desirable area. An average value for this home after repair costs is between $155-165K. Is this a good deal?

We hosted three classes for three consecutive weekends. He graduated from our class in November of 2009. Well, he is the proud investor of the house listed above. Yes, he was the winning bidder that day. He was so excited. His strategy on this house is fix and flip all the way.

Interior

Yes, this is an interior shot of this house. This house only needs carpet, paint, landscaping and a thorough cleaning. We might be able to save the carpets on this house. First, we will have the carpets professionally cleaned. Oh! investor has decided to remove the popcorn ceilings throughout the house. We believe this will give it more charm for some future buyer. Not bad?

 

KitchenHere is an updated shot of the kitchen. The left a home grown watermelon on the kitchen counter for the next buyer. That was nice of them. Plus, the left food on the counter for some snacks. This kitchen was in great condition. The previous owner left stove, dishwasher and microwave that works. Investor will only have to purchase a white refrigerator to have a matching set of appliances. Items left behind

These items were left behind from the previous owner. A brand new front door that will replace the existing front door. A lawnmower just sitting there not being used. Also, a box to be put on back of a truck along with a box full of lights. Investor will put some items on Craigslist to make some extra money. There were clothes left in the garage that will be donated to the Goodwill for tax deduction. You never know what you will find in the home. Come on! Everybody wants a great deal.

PHOENIX FIX AND FLIP This home was purchased at the court house steps two weeks ago at a great price. The investor was very pleased with the purchase. All this home needed was fresh coat of interior paint including the garage, thorough cleaning inside and out, garage door clicker from Home Depot, carpet cleaning, small handyman repairs and an overall TLC at the end of this project. I listed this house on the MLS on Thursday before the weekend. It is a model house and some lucky buyer will be very happy with the end purchase.

It is vital to have people in place who know what they are doing when it comes to repairing a home. First, we had a crew that completed the painting in just three days. Also, the A/C was not working so we called our favorite person to repair it. He charged us $66.00 for the part plus $50 for labor for the repair. Others would have charged $150 just to come look at the unit. These are the small ways in saving money when doing a fix and flip home. One needs professionals on their side from A to Z. KITCHEN

There are certain parts of the home that you want to stand out so people notice while viewing the home. First, one wants to ensure the kitchen is clean with new appliances as you see in this picture to the right. The windows are clean along with the walls. Furthermore, we make sure the bathrooms are all clean with new faucets if needed to give it that sparkle shine. Another part of the home that is important is the front. Each house has to have curb appeal in my opinion. First impressions do mean a great deal in real estate. We cleaned the front door along with putting down new stone in the front yard.

 I just wanted to share a great story with you this morning. Again, I offer real estate training services for people wishing to invest in real estate. Then, I offer full services as a Realtor. I had a retired person come into my office about 90 days ago who wanted to do some fix and flips with me. My motto on the radio show is

Well, the real estate investor finally won a bid at the Arizona Trustee Sale. Her winning bid was $95,700. The fair market value of this home is between $135-140K after repairs. I have been out with this investor for the past two weeks looking at bank owned properties and placing bids. There were times we missed our bid by $400 only. There is a science when bidding on court house homes. One has to have room to move in case things happen during the fix and flip.

DONE DEAL WITH DELIAI would like to disclose that this investor did not go out that day to preview the homes with me. She asked me to do it for her. So, I previewed four homes that we placed bids on. The home at the top was the best choice for her plan. I placed the bid and won the bid. I called up the investor to inform her that she won the bid. She had enought TRUST in me to pick her out the home. That is a lot of responsibility that I gladly accepted. We went over to the house Friday afternoon to preview her home. She gave me a big hug and thanked me. She was crying when she gave me the hug.

Folks! This person set the plan and executed the plan with the Real Estate and Beyond Network. She told me that she could not of done this without the support of other people behind her. We are here to assist you to invest in real estate. Her friends stop by to see the house. They could not believe she purchased the house at the low price and have enough room to sell it for a profit. The house only needs paint, clean the carpets and some landscaping. This home will be on the market by next week. Time is money.
