American Corporations continue to cut jobs to save money on the bottom line and improve operations. Is there something wrong with it? No! However, it does have repercussions on the local economy. Many people believe that property management is easy. Really? I receive a call the other day from a husband and wife that are having problems of their tenant paying the monthly agreed upon. I politely ask the owners to send me over a copy of the WRITTEN and SIGNED lease when it comes to Arizona Property Management. ARIZONA PROPERTY MANAGEMENTProperty management is one of those items that many real estate investors have decided to do it on their own until the tenant stops paying rent. Toilet seems to be slow going down could be a future problem or we can snake it now for

In the loft it seems as if water has been leaking in from the A/C duct that is run through the roof If we take some henrys and seal around it I believe that will resolve this issue


We explained to the tenant that the following charges were part of the agreement. We do the best we can to please both sides. The new tenant is very happy with the unit. It is time to rent the other units out this weekend.

THERE IS ALWAYS A STORY WHEN IT COMES TO ARIZONA PROPERTY MANAGEMENT

ARIZONA PROPERTY MANAGEMENTIt is just a normal day in Arizona Property Management. The first week and last week of the month is always busy for myself. The last week of each month I spend much time moving people into homes. The first week of each month I spend much time collecting rents. Yes, the economy is very tough right now. Yes, we do have people who stop paying their rent because they lost their job or their monthly check was stopped for some reason. We have 7 out of 10 Americans who live paycheck by paycheck. If there is one major bump in the road, then this is when problems start to surface.

I have learned to be proactive when it comes to Arizona Property Management. We have a three day grace period for people to pay their rent. I start calling on day four to see what is going on with the rent for that month. Why? Real estate is a contact sport. I would rather know the problem at the beginning of the month rather than the end of the month. It is much better to work things out with the tenant when it comes to a payment plan. I recommend all payment plans to be in writing.

There are times when we are able to work things out with the tenant. Then, there are times when we have to ask the tenant to leave peacefully or we will have to start the eviction process see below

  1. Send of five day notice
  2. Start eviction process on the 15th day of month
  3. Court date with judgment within 5 to 7 business days
  4. Tenants have 5 days to remove themselves from the property
  5. Call constable to change the locks and store tenant's items for 21 days

One must have people skills when dealing with tenants. The goal is to keep them happy so they continually pay their rent each month. People need a place to stay so it might as well be the rental that one owns.

ARIZONA PROPERTY MANAGEMENTIt was a another busy Saturday receiving phone calls on the vacant rental units that I currently have received from other real estate investors. The home owners are counting on me to find them a tenant for their home. It is pretty basic to me. I am able to find tenants pretty quickly the great marketing in place to get the phones ringing. My philosophy is to ensure each home is properly clean and move in ready in case a potential client needs to move in quickly. All my rentals show nice.

I have learned to post all rental units for rent early in the morning on the Internet. I completed this task at 6:28AM. I received my first call at 7:02AM. I knew it was going to be a busy day. I had a total of 18 calls on my rental units. Now, I have 18 prospects looking for a rental. What do I do with this information?

  • Enter full contact information including name, number and Email address into my database
  • Qualify the applicant
  • Set up showings to qualified applicants only
  • Market database on future rentals throughout the year
  • Market database future home buyers

Information is power. I have a farmer mind set. Plant the see and in time we will harvest the crop. Meanwhile, I will continue to market and receive phone calls. Keep the calls coming

ARIZONA PROPERTY MANAGEMENTThe Phoenix, Arizona rental market is very hot right now. The average time to lease a home under $1,000 monthly rent is about 30 days or less. Why? Many people are unable to obtain a conventional mortgage due to bad credit or recent foreclosure. Then, other people just want to rent and set on the sidelines until things get better. We know the rates are low. However, people still need jobs to pay the monthly mortgage. It is a fine line.

I received a phone call from one of my tenants this past week. She informed me that she would like to sublease her home because she no longer can afford the monthly payment of $1,000. I just want to disclose that there are two other roommates assisting with the monthly rent. Anyway, she went on for about five minutes to explain her situation to me.

I informed her that our rental lease does not allow subleasing.

STATES IN OUR LEASE THE FOLLOWING:

Assignment and Subletting. Lessee shall not assign this Agreement or sublet any portion of the premises without prior written consent of Lessor.

However, I stated that if she found a person who qualifies to take over the lease then I will discuss with the owner the possibility of it. However, we would terminate the existing lease and create a new lease. What about the security deposit? The owner would be able to keep the security deposit since tenant is breaking the lease. Again, it would be totally up to the owner to grant the security deposit back to the tenant.

It was a normal day in Arizona Property Management. We had a tenant that stopped paying rent. So, we obtained a judgment against her for failure to pay rent, late fees and damages. Many people think that property management is easy. Really? It is easy when a tenant is paying rent on time each and every month. However, what do you do when they stop paying rent? Here is a pool table that was left behind from the evicted tenant. The pool table was left outside on the back patio. Luckily, I called a nonprofit organization that is willing to pick up the pool table for free. They will fix up the pool table and donate the pool table to the Boy's Club of Arizona.
