Have you lost the k in your 401k? Many people are pulling their monies out of the stock market and parking the money into money market and certificate of deposits funds to be safe. They are earning as little as 2% on their money. Do the Rule of 72 on 2% to see how many years it would take to double your money. Too long for me to figure it out and many other people. So, more and more people are turning their heads toward real estate.
I have been working with clients who use their retirement to invest in real estate. Many more people are taking their monies out of Wall Street. They are searching for other alternative investments for better returns and not lose their principal. Real estate is a great investment vehicle to reach their goals. There are only two lenders nationwide that will do non recourse loans on residential properties that we have found. The interest rates are comparable to conventional financing.
Here is an example of a deal that I just put together. The final purchase price was $102,000. The investor will put down 50% of the final purchase price to equal $51,500. Then, he will take a nonrecourse loan out on the property for $51,500. We estimated that he will be cash flowing a little over $300 per month after all expenses including PITI, HOA and property management fees. People love real estate.
